Leela BKC Holdings registers 80-year lease for Mumbai BKC plot at Rs 1,302 crore premium

New business data points to the fact that The Mumbai Metropolitan Region Development Authority’s 80-year lease of a 90,537 sq ft plot in Bandra-Kurla Complex to Leela BKC Holdings Private Limited was registered on September 11, Business Standard noted, citing property records accessed by Liases Foras. The lease carries a premium of Rs 1,302.16 crore. MMRDA had allotted the plot to a Leela-led consortium in June 2025.
Plot C-80, in BKC’s G Block, measures 8,411.88 sq metres. The registration details record stamp duty of Rs 58.60 crore and separately list a “rent agreement value” of Rs 1,171.94 crore. The deed was adjudicated by the Stamp Collector’s office in Borivali on September 10, according to Business Standard.
The lease specifies a permissible built-up area of 33,647.52 sq metres, four times the plot area. The Leela disclosed the same area and lease premium when it announced the allotment in June 2025.
The firm stated its consortium had submitted a bid for the plot in February 2025 and received MMRDA’s allotment approval on June 2 that year. It subsequently stated the lease would be in the name of Leela BKC Holdings, a joint venture held equally by The Leela and a Brookfield affiliate.
The partners have proposed a hotel and office development on the site. In October 2025, The Leela stated it would hold half of the scheduled hotel, while Brookfield would hold the other half and own the office business. The firm stated Leela BKC Holdings would seek regulatory approval to separate the office business into another entity.
In its July 31, 2026 investor presentation, The Leela stated the lease premium had been paid and that design finalisation and site preparation were under way. It listed a 250-room BKC hotel in its pipeline with a target opening in calendar year 2030.
