Anarock Property Consultants plans Rs 1,000-crore IPO, files draft document with SEBI

Reports coming in for today mention that Mumbai-based real estate advisory services provider Anarock Property Consultants has filed its draft red herring prospectus (DRHP) with the Securities and Exchange Board of India (SEBI) to mobilize up to Rs 1,000 crore through an initial public offering (IPO).
The IPO comprises a fresh offering of shares worth Rs 550 crore, while existing shareholders, including investor 360 ONE, will sell shares worth up to Rs 450 crore through an offer-for-sale (OFS), according to the DRHP filed on September 30.
The Anuj Puri and Rohin Raja Shah-promoted firm may consider raising up to Rs 110 crore through a pre-IPO placement. If the pre-IPO placement is undertaken, the fresh offering size will be reduced to the extent of the amount boosted through the placement.
Anarock Property Consultants operates four businesses across the real estate value chain: transaction advisory, leasing and investment advisory, management services, and technology solutions.
The firm intends to utilise Rs 120 crore of the net fresh offering proceeds for artificial intelligence augmentation and technology for certain business lines, and Rs 89.5 crore to strengthen existing businesses and add new specialised services through talent augmentation to deepen client engagement.
A further Rs 148 crore will be utilised to acquire the remaining equity share capital, excluding the ESOP pool, of DSP Design Associates, one of its subsidiaries. The remaining proceeds will be used for inorganic expansion through unidentified acquisitions and general corporate purposes.
Promoters held a 66.41 percent stake in the real estate advisory firm, while the remaining 33.59 percent was held by public shareholders, including 360 ONE WAM. The latter is the largest public shareholder and, through several schemes, holds a 17.12 percent stake in the firm.

The financial performance of the firm has been healthy. Anarock Property Consultants has noted a earnings of Rs 93.2 crore for the fiscal year ended March 2026, up 53.4 percent from Rs 60.8 crore in the previous year.
Topline for the fiscal year ended March 2026 stood at Rs 881.9 crore, up 33.8 percent from Rs 658.9 crore in FY25.
ICICI Securities, IIFL Capital Services and 360 ONE WAM have been appointed as the merchant bankers for managing the Anarock Property Consultants IPO.
